Attorney Goodman will be discussing the most common management errors that landlords make that may cause legal problems when disputes from tenants arise.  Attorney Goodman has thirty-five years of experience as a civil litigator. Additionally, Attorney Goodman has been lead counsel for both plaintiffs and defendants in litigation involving commercial disputes, real property disputes, commercial and residential lease and tenancy litigation and representation of national Title insurer. Attorney Goodman has also acted as plaintiff's counsel in numerous personal injury actions, commercial litigation on behalf of commercial banks, landlords, property managers, condominium associations and municipal boards. He has acted as lead plaintiff and defense counsel in professional malpractice actions. Attorney Goodman has tried cases in the Superior Court, the District Court, the Housing Court, the Land Court and the Probate and Family Court of the Commonwealth of Massachusetts as well as the United States District Court for the District of Massachusetts.

Renovate Right Program with Dennis Daily

The lead renovation rule by the EPA which is now a Massachusetts Regulation. This regulation affects anyone that disturbs painted surfaces in homes built before 1978.

A tide of change is sweeping America after a change in federal laws allowed
bulk sales of TV services. Property owners and managers can now take
advantage of their mass-buying power to drive down costs for both television
and Internet services. Now property owners are catching-on and it's only a
matter of time before they enjoy the advantages of bulk, wholesale TV and
Internet. What are those advantages?

Raise your occupancy rates
Buying TV and Internet services in bulk reduces the cost so dramatically
that property managers/owners can offer residents the services at very low,
and sometimes even no, cost. Low or no cost, high-quality TV and Internet
service attracts renters and improves occupancy.

Similarly, low cost or no cost wireless Internet is a great feature for
attracting more sophisticated renters. Young professionals are demanding and
expecting the availability of wireless service when they shop for
apartments.

Assure timely payments of rents
Taking control of the delivery of TV and Internet not only improves
occupancy, it also gives property owners/managers a valuable tool for
enforcing prompt rent collections and giving undesirable residents a good
reason to leave. When rents are late you can't legally cut off most other
services, like heat, phone or electricity, but you can cut off bulk TV and
Internet service. Massachusetts apartment owners/managers have very few
options for making living circumstances less attractive for undesirable
residents. Unwelcome residents are far more likely to move out when TV and
Internet services are suspended.
